This seminar is designed to provide real estate and other professionals with a fundamental understanding of wetlands. Learn to recognize areas that are likely wetlands, and the role of wetland permitting and mitigation on property values. Communicate effectively with clients regarding the impact of wetlands on their land. Explore the what, why, when, and where of wetland permitting. Identify the types and general costs of permits, and determine the type of permit needed. Become familiar with the various components of permit application, and understand how to apply for nationwide and individual permits. Examine mitigation banks—the types, function and purpose. Recognize when and how much wetland mitigation is needed, and what steps are necessary to complete a purchase. Explore wetland mitigation credits—understand what they are and where are they available.

This seminar is designed to highlight the basic principles of property zoning and demonstrate practical aspects of the impact of zoning on highest and best use. Contemporary zoning has evolved into today’s comprehensive land use regulations and includes concepts such as overlay districts and form based codes. While the complexity of zoning codes has changed over time, protecting property values and assuring buyers that their neighborhood won’t change adversely remain as the primary goals of any zoning ordinance. However, as neighborhoods move through their life cycle of growth, stability, decline and revitalization, alternative uses for particular properties in the neighborhood may develop prompting requests for zoning changes.
